The client who texts you at 11 pm won’t wait until tomorrow.

This is how Mia handles it, in three moments.

The three moments that decide whether a client stays: when they say what they’re after, when they see the options and when they ask for the tour. Example based on a real demo conversation; units and floor plans are illustrative.

Momento 1 · Lo que buscaMoment 1 · What they want
2 habitaciones, hasta 3500, para octubre2 bedrooms, up to 3500, for October

Good news: I have 2-bedroom options for October within that budget.

To narrow it down to the two or three that really fit you:

do you care more about the best price or a high floor with a view? 😃

It doesn’t dump a whole catalog: it asks what you would ask, to get down to two or three. If there were nothing, it would say so — it doesn’t show “something similar” to save face.

Momento 2 · Los planosMoment 2 · The floorplans
precioprice

Got it, price matters most.

These fit you best:
• Option A — 2 bd / 2 ba · floor 23 · $2,600/mo · city view · Downtown
• Option B — 2 bd / 1 ba · floor 18 · $2,750/mo · bay view · Edgewater
• Option C — 2 bd / 2 ba · floor 9 · $2,850/mo · city view · Downtown

These are the three that best match what you’re looking for. Interested in one? Tell me which and I’ll ask Jorge for a tour. If none feels right, I can put you in touch with Jorge to find you more options.

Your client sees Option A, B and C, and the area. The building and the unit are for your eyes.

Momento 3 · La visitaMoment 3 · The tour
la B mañana a las 10B tomorrow at 10
¡Anotado! Got it! 😊 I’ve requested your tour for tomorrow at 10:00 AM (Option B, 2 bd, floor 18). Jorge will confirm the time and the meeting point.

The assistant requests the tour and alerts you right away. If your client picks none, it hands them to you.

Every week you lose customers who had already chosen you.

Your competition isn’t taking them. Silence is: they wrote at eleven at night, on a Sunday, or while your hands were busy with the customer in front of you. And by the time you answered — if you answered — they were already somewhere else.

5 min El cliente decide en cinco minutos. Contestar ahí multiplica por 21 tus posibilidades. Customers decide in five minutes. Answering inside that window multiplies your odds by 21.

Cómo funcionaHow it works

Seis cosas que hace hoy. Ni una más. Six things it does today. Not one more.

At any hour, any day. Your client isn’t left staring at a grey double check while you’re out at a showing.

Conoce el inventario realKnows the real inventory

Real units, prices and floor plans, from Indalya’s Miami catalog. What isn’t available never gets offered.

Distingue al curioso del serioTells the browser from the buyer

It asks budget, move-in date, bedrooms and pets — what you would ask — and writes it down for you.

Pide la visita y te avisaRequests the tour and alerts you

Takes your client’s day and time and passes it to you right away. You confirm it.

Spanish and English, switching mid-thread if the client does. In Miami that isn’t an extra: it’s the job.

Te deja escrito de dónde vino cada clienteRecords where each client came from

Instagram, the lobby QR, the portal, your site. In the panel, by source — so you know where to spend next month.

Tú al mandoYou’re in charge

Entras cuando quieras. Se calla en el acto. Step in whenever you want. It goes quiet at once.

In the panel you see the threads as they go: who wrote, what they wanted, where it stands. When one matters to you, you hit “Escribir yo” (“I’ll write”) and write yourself. Mia stops answering in that conversation until you release it — there are never two voices talking to your client at once.

The panel shows exactly what the assistant serves: the same units and the same definition of “available”. If it isn’t in the panel, your client hasn’t seen it either.

ConfianzaTrust

What it won’t do matters as much as what it does.

An assistant that makes something up doesn’t save you work: it multiplies it, in front of your client.

DisponibilidadAvailability

No inventa lo que no hayIt doesn’t invent what isn’t there

Solo ofrece unidades reales y disponibles. It only offers real, available units. If nothing matches what your client asked for, it says so — it doesn’t show “something similar” to save face.

Los datosThe facts

No da un dato que no tengaIt won’t give a fact it doesn’t have

No amenities, no dates, no floorplan that doesn’t exist. When it doesn’t know, it hands it to you and tells the client. And it always discloses that it is an assistant.

Fair housingFair housing

No te mete en un problemaIt won’t put you at risk

Everything it writes goes through fair housing rules before it goes out: no steering by neighborhood, origin, family status or religion. It’s your license on the line.

La cuentaThe math

¿Cuánto te cuesta el silencio al año? What does silence cost you a year?

Move the three numbers to yours. The formula is right below, in plain sight: there’s nothing hidden behind the result.

$1,150

The starting values (10 · 40% · 10% · $1,150) are an estimate, not a measured figure: swap them for yours. Indalya costs $1,200 a year.
